Why houses sit unsold — and how to fix it

Price

The most common cause, by far. Even small overpricing compounds: the listing goes stale, buyers assume something's wrong, and each price cut signals desperation. The listing price needs to match today's comparable sales — not what the house was worth last year, and not what you need it to be.

Presentation

Buyers decide in seconds, online, from photos. Cluttered rooms, dim lighting, deferred maintenance visible in every shot — the house never gets a showing because it never earned the click. Professional photos of a clean, decluttered house are the cheapest marketing in real estate.

Condition mismatch

A fixer-upper priced like a move-in-ready home — or marketed to the wrong buyer entirely — sits. The price, the photos, and the description all have to tell the same true story about the condition.

A weak launch

The first couple of weeks on the market matter most — that's when listing sites feature the property as new and buyer attention peaks. A bad launch (bad photos, wrong price, unfortunate timing) is genuinely hard to recover from.

The wrong buyer pool

Some houses will never sell to owner-occupants at any realistic price — heavy fixer-uppers, houses with major damage, properties in rough shape. They need a buyer who buys exactly that kind of house. That's not a failure; it's a different market.

What a relist needs

An honest price reset (not another token trim), genuinely new presentation, and ideally a brief off-market pause so the listing reads as fresh. Half-measures produce half-results.

When to switch to a direct sale

When you've fixed what's fixable and the market has still spoken. When carrying costs — mortgage, taxes, insurance — are eating more each month than waiting might gain. Or when you're simply done: no more showings, no more price cuts, no more weekends lost to strangers walking through your home.
