Stuck with little or no equity? You may still be able to sell

The most paralyzing sentence in real estate is "I can't sell — I don't have any equity." It's usually wrong, or at least incomplete.

What you owe vs. what it's worth

Many owners underestimate their home's value (especially after a few years of appreciation) or overestimate their payoff (which drops with every payment). Before concluding anything, get real numbers on both sides. You might have more room than you think.

Thin equity still leaves options

Even when equity is genuinely thin, you still have options. A traditional listing with 6% commissions might not work — but a direct sale with no commissions, no closing costs on your side, and no repair requirements changes the math completely. What doesn't work as a listed sale can work fine as a direct sale.

When you owe more than it's worth

When you truly owe more than the property's worth, there's still a path: a short sale, where the lender agrees to accept less than the full balance. It's a process — it takes cooperation from your lender and patience — but it's far better than foreclosure, and we've guided owners through it.
