FAQ

Questions? Good. Here are straight answers.

The things property owners actually ask us — answered the way we'd answer them in person.

How is Soft Landing Home Buyers different from other home buyers?

Most home-buying companies have one product: a cash offer, take it or leave it. We start from your situation and lay out every realistic path — selling directly to us, selling for more with our help, or keeping the property with a plan. Sometimes the honest answer is "you don't need us." You'll hear it when it's true.

Are you wholesalers?

No. Some companies — often called wholesalers — sign a contract with a homeowner and then shop that contract around to find an actual buyer. If they can't find one, they cancel, and the homeowner has lost weeks. We're direct buyers: when we make you an offer and sign, we are the ones buying the house. No middlemen, no handing your contract to someone else.

Do I have to sell to you?

No. A conversation with us is not a commitment. Many people who talk to us end up listing, keeping, or waiting — with better information than they started with. That's a good outcome for us too.

What does it cost to talk to you?

Nothing. Conversations, property walkthroughs, and option reviews are free. If you sell directly to us, there are no commissions and no fees — the number we agree on is the number you get.

How fast can you close?

As fast as you need — we can close in as little as 10 days when the situation calls for it. Because we buy directly with our own funds, there's no waiting on bank approvals, appraisals, or financing that could fall through — the one thing we can't skip is making sure the title is clear. And fast is your choice, not our requirement: if you need two months to plan a move, we'll work to that timeline.

Do I need to make repairs or clean out the house?

No. We buy properties as-is — including houses full of belongings, tenant-occupied rentals, and properties with serious damage. Don't lift a finger until we've talked.

Can you buy my house if I owe more than it's worth?

Sometimes, yes — through a short sale negotiated with your lender, or a direct purchase if the numbers work. Talk to us before assuming you're stuck.

Can I sell with tenants in place?

Yes. We buy tenant-occupied properties regularly and handle the landlord side from there. You don't need to evict anyone.

What if I'm already in foreclosure / behind on taxes / in probate?

Talk to us anyway. Every one of these situations has more options earlier — but "earlier" starts with a conversation today, whatever stage you're at.

Do both spouses / all heirs have to agree to sell?

Generally, everyone on the deed needs to agree — but there are well-established ways to handle disagreements, buyouts, and court-ordered sales. We'll help you understand your specific picture.

Can I sell without being there in person?

Yes. Remote sellers are common for us — walkthroughs, paperwork, and closings can all be handled from wherever you are.

Which areas do you serve?

We serve homeowners in Tennessee, Arkansas, Mississippi, and California. If you're unsure whether we cover your area, ask — it takes thirty seconds.

What happens to my information?

It's yours. We use it to evaluate your property and contact you about it — nothing else. We never sell your information. (Privacy Policy)

I'm not ready to decide. Should I still reach out?

Yes — that's actually the best time. Early conversations have the most options attached. There's no obligation and no pressure, so the only thing an early call costs you is a few minutes.
