The word "foreclosure" sounds like a trapdoor — one day you own your home, the next day you don't. The reality is less sudden, and more useful to understand: foreclosure is a legal process with phases, and at almost every phase, you still have choices. The earlier you act, the more choices you have. That's the single most important thing to know.

After the first missed payments, your lender will call and write — this is the window where nearly every option is open. If payments stay behind, the lender issues a formal default notice and eventually schedules a sale date. Even then, options exist right up until the sale. The pattern never changes: time is your asset, and waiting spends it.

What happens if it runs its course

Plainly: the lender forces a sale of your home on their timeline, not yours. Your credit takes serious, long-lasting damage. You could still owe leftover debt afterward. And any equity you've built can disappear into fees and a below-market sale price. None of this is meant to scare you — it's meant to show why acting early matters so much.

Your real options

  • Catching up — paying what's owed in full (called reinstatement) stops the process cold, and the lender will tell you the exact figure.
  • A repayment plan or forbearance — the lender lets you catch up over time, or pauses payments temporarily after a hardship.
  • A loan modification — permanently changing the loan's terms to make the payment affordable.
  • A short sale — selling for less than you owe, with the lender's approval.
  • A deed-in-lieu — voluntarily transferring the property to the lender instead of going through foreclosure.
  • Selling before the sale date — on your timeline, as-is, with no commissions.

Call your lender and ask for the loss mitigation department — that's the team with real authority to help. Write down who you spoke with and when. And if a sale date has already been set, talk to an attorney promptly; some options have legal deadlines you don't want to miss.
