Relocating? How to sell the old house from your new city
You've started the new job, the kids are in the new school, and the old house is still sitting there — costing money every month and living rent-free in your head. Selling from a distance feels daunting, but it's one of the most routine things in real estate. Here's how to handle it without flying back every other weekend.
Secure it first
Before anything else: change or rekey the locks, make sure the insurance company knows the house is vacant (coverage can change or lapse otherwise), keep utilities on at a minimal level (frozen pipes cost more than a heating bill), and arrange for someone — a neighbor, a friend, a property checker — to look in regularly. Stop the mail or forward it.
You can sell it full of furniture
This surprises people. A direct buyer will purchase the house with everything in it — furniture, boxes, the garage you never cleaned out. It's genuinely fine, and it's one of the biggest advantages of selling directly when you're far away. (If you're listing traditionally, that's a different story: empty, clean houses photograph and show far better.)
Don't fly back for contractor quotes
Seriously. Remote owners routinely burn thousands on trips to "check on things" that a local contact could have handled. If the house needs work to sell, that's an argument for selling as-is to a buyer who handles repairs themselves — not for managing a renovation from two time zones away.
Remote closings are normal
Title companies handle out-of-area sellers constantly: documents go by overnight mail or secure electronic signing, funds move by wire, and mobile notaries come to you. You may never need to set foot in the old city again.
Escape the double-payment trap
Two sets of housing costs — rent or mortgage in the new city plus the old house's bills — bleed cash every month. Run the numbers: each month you wait for a slightly better price has a concrete cost. Often the "worse" quick sale nets you more than the "better" slow one once carrying costs are counted. Speed isn't just convenience here; it's money.
